What’s a good career in real estate now that flipping houses seems to be dying out?

I’ve read a lot of things about how flipping houses is starting to be less of a successful career, however I was aiming to do that down the road. I’m 21 and going to a local community college for an associates degree in business, and then I was thinking of going to real estate school or something like that. Now I don’t know if that’s such a great idea with the real estate market becoming so bumpy.

How to gain experience flipping houses?

What do you think is the best way to gain experience doing this, I would like something such as an internship or even being an assistant somewhere.
